Possible Water Heater Problems You Might Be Experiencing


Thermocouple Replacement

If you ran out of hot water and the unit is not leaking, your water heater might be repairable. Older tank-type water heaters(GE, Rheem, State) use universal thermocouples. Over time the end of the tip deteriorates and the thermocouple fails, which results in no hot water. Newer model water heaters(Bradford White, Whirlpool, AO Smith) with digital gas controls, use thermopiles. If you have problems with one of those water heaters, most likely it is bad gas control.

Gas Control Replacement

If your water heater starts, but it only heats up for a few minutes or just one heating cycle at the most- there might be a problem with the gas control. Older water heaters use the “Universal” gas control, which is interchangeable between different water heater brands. It is gray in color and made out of metal. If your water heater has a plastic gas control with blinking led light on it, this is the newer “Digital” gas control. They are very specific to the brand name and even model number. The exact replacement part is needed.

Leaking Water Line Replacement

If you noticed a leak around your water heater and it seems to be coming from one of the water connectors on top of the water heater- your water heater might still be intact. If a supply line was not installed correctly or if it is of lesser quality, soon or late it will start leaking. Temperature & Pressure Valve Replacement

Symptoms of faulty T&P Valve:

The lever froze and you can’t lift it up to release water.
The lever won’t fully close allowing the water to run Intermittent weeping and/or dribbling from the relief valve pipe end.
The temperature and pressure relief valve (T & P) is a safety device limiting temperature and pressure levels in a water heater. Each T & P has both a temperature and pressure rating. Normally, the temperature and pressure relief valve will have a temperature rating of 210°F. A probe (part of the relief valve) extends into the tank measuring the stored water temperature. This probe must be within the top six inches of the water heater. However, if the water heater’s thermostat malfunctions, higher than normal water temperatures could be produced. Once the probe senses a temperature exceeding its temperature rating, the relief valve will open to full capacity releasing “very hot” water until the temperature is below its reset temperature.

Pressure Regulator Valve Replacement

Even if your T&P Valve is intact, you might still get an unexplained water discharge through it, if the pressure-reducing valve in your home is not functioning properly. Symptoms of a faulty pressure-reducing valve are:

High water flow, pressure over 80 PSI, rattling, and noisy pipes. To ensure practical, safe working water pressure, municipal and private water supply companies use pumps and pumping stations to boost water supply pressure in an effort to be able to supply water for firefighting, high-rise buildings to overcome the loss of pressure as the elevation increases, and to maintain water supply in water towers and supply tanks. The pressure in water supply mains can exceed 200psi. Most plumbing codes require water pressure-reducing valves on domestic systems, where the municipal water main’s pressure exceeds 80psi. Higher pressures could rupture pipes, damage fixtures, and injure the people using them.

Expansion Tank Replacement

Even if nothing is wrong with your T&P Valve and Pressure Regulator, there might still be unexplained water discharge at the T&P Valve due to water expansion. Larger homes equipped with hot water recirculation pumps and buildings with backflow preventers are required to utilize expansion tanks. Just like anything else, when the water is heated expands in volume. In the presence of a check valve or backflow preventer in your plumbing system, there is no room for the expanded water to flow in. This is when an expansion tank comes in to play. The expansion tank has an air chamber split by a flexible membrane, that moves to accommodate the water expansion. If you experience an unexplained water discharge, check your expansion tank by poking the air stem underneath the tank. If you get water spraying out, the expansion tank needs to be replaced. They come in different sizes, as the 2.1 gallons and the 4.5 gallons are the most common ones.
