If your condensing Rinnai tankless water heater is intermittently throwing error code 12 or 11, you need a burner assembly replacement. This issue is specific to the model numbers RU80, RU90, RU98, RUC80, RUC90, RUC98, RUR98 and is occurring due to clogging of the air channels within the burner assembly. The water heater fan is experiencing difficulty pushing the air through the burner as the flame is on, thus resulting in a safety shutdown of the unit. This issue is caused by the impurity of the fresh air in the environment your home is located in. It is common in new construction areas and if your home is the last one in the tract, facing the outskirts of the city and being close to large dirt fields. All dust and impurities in the air are being drawn into the water heater, and when this occurs over the span of a few years, your Rinnai water heater ends up with error code 12 and 11. Although Rinnai Non-condensing models allow for removal and cleaning of the burner assembly, the RU condensing models do not, and call for the replacement of the burner assembly.
